11th Street Bridge Project Construction to Begin

On or about Tuesday, Dec. 29, contractors will begin 11th Street Bridge Project construction activities,

which may be noticeable to area residents and businesses but ultimately result in a number of important

benefits.

Initial work will include pile driving in the Anacostia River to construct foundations for three new bridges –

one for local and two for freeway traffic. Barrier placement, off-roadway clearing and drainage work also is

to begin adjacent to both directions of DC 295, later resulting in shoulder encroachments and minor lane

shifts. Eventually, land-side pile driving on both sides of the river will be required to construct new

connecting ramps and improve the highway. To minimize impacts, noise and vibration levels will be

monitored at all times.

The new bridges will be constructed between the existing bridges, which are projected to serve almost

180,000 vehicles per day by 2030, allowing contractors to maintain all existing travel movements and 12-

foot travel lanes except during approved work in off-peak travel hours.

In addition, contractors will practice good neighbor construction by establishing designated haul routes,

having most materials delivered via the river or highway, controlling dust, and requiring that workers not

park on neighborhood streets.

Scheduled for completion in mid-2013, the $300 million project will:

· Improve mobility by providing separate freeway and local traffic connections to both directions of

DC 295, the Southeast-Southwest Expressway and local streets on both sides of the Anacostia River.

· Provide a shared path for pedestrians and bicycles, as well as rails to allow future streetcar

connections

· Replace the existing functionally deficient and structurally obsolete bridges

· Provide an additional alternate evacuation route from our Nation’s capital, and

· Include new trail connections, improved drainage and other environmental investments

Anacostia streetcar work to cause delays

The D.C. Department of Transportation is continuing to install tracks for the Anacostia streetcar line, causing delays and detours at South Capitol Street and Firth Sterling Avenue.

Traffic at the intersection has been reduced to one lane in each direction. Beginning at 9:30 a.m. Monday, traffic from the Naval Annex on Defense Boulevard will be prohibited from turning south on South Capitol Street and must turn left on Barry Road or right on Firth Sterling.

Construction is expected to end Nov. 21, but work will continue on South Capitol and Firth Sterling until mid-January. Motorists are encouraged to use alternate routes.

Exhibit explores Africa in Mexico

The Smithsonian's Anacostia Community Museum is hosting a traveling exhibit that explores a little known aspect of the African diaspora - its reach to Mexico.

The exhibit, "The African Presence in Mexico: From Yanga to the Present," opens Sunday at the Southeast Washington museum. It was created by the National Museum of Mexican Art in Chicago and has traveled to New Mexico, California, Philadelphia and cities in Mexico.

The bilingual exhibit includes paintings, lithographs and historical texts to show the African impact on Mexican culture. It explores issues of race, culture and politics. Part of the title - Yanga - refers to the African leader who founded the first free African township in the Americas in 1609.

The exhibit is on display through July.

$8,000 First Time Homebuyers Tax Credit Extended


The Senate has voted 98-0 to extend the first time home buyers tax credit of $8,000until April 30, 2010. Buyers must have a signed purchase agreement and close before June 30, 2010. There is an additional provision for current homeowners who have owned their current home for at least 5 years. They can qualify fora $6,5...00 tax credit toward a new home (FHA guidelines still apply). To qualify, the home must be less than $800,000 and buyers cannot earn more than $125,000 per individual or $225,000 per couple per year.

Get an Agent, or Sell it Yourself?

Given the hunk of the money pie sliced off for your real estate agent's commission (usually 5 percent to 6 percent of the final sale price of the house), many people consider going it alone. If you feel confident selling your house on your own, we strongly recommend having a real estate lawyer go over your paperwork. This is a high-dollar deal, and you don't want to screw it up.

The advantages of working with an agent are numerous. Your agent will list your property in the MLS (Multiple Listing Service), a national database of homes for sale. This means your home will be picked up by thousands of Web sites. You cannot list your own home in the MLS because only licensed Realtors can list homes there. But you can hire a "flat rate" broker who will list your property for a low fee, and then you handle the rest of the deal.

A real estate agent knows how to market, negotiate and sell homes, and often your agent coordinates your entire "selling crew" -- all the wild cards -- from home inspectors to escrow agents. The agent can be your greatest ally.

A L’Enfant Plan for the Anacostia River Waterfront

Tsarchitect and GGW have a cross-post up detailing and critiquing a plan by a group called Build DC to radically reinvent the Anacostia waterfront. The plan would introduce a fully urban street grid to both sides of the river, reclaiming for urban development land currently occupied by parking lots and empty fields. The plan would completely stitch together neighborhoods east and west of the river currently separated by a mile or more of wasteland. The river itself, which is wide but shallow, would be narrowed and channelized, with an elevated esplanade on each bank a la the Seine in Paris. Instead of the region’s forgotten and polluted stepchild, the Anacostia could be its crown jewel.

Obviously before such an ambitious plan were implemented a lot of details would have to be worked out. Is it really necessary to narrow the river, or bury every rail line? How would we pay for it? So on. These aren’t easy questions, but this isn’t a plan that’s supposed to be implemented tomorrow; it’s a 100 year vision for gradual change. We can start with the District government’s own Anacostia Initiative and go from there.

D.C. Council Approves 3 Anacostia Development Deals

The D.C. Council approved deals for three real estate projects east of the Anacostia River on Oct. 6, in an effort to continue improving neighborhoods — during the credit crunch that has shut down private construction financing.

The biggest deal is for Bethesda-based Donatelli Development Inc.’s $78 million housing and retail project planned for the corner of Minnesota Avenue and Benning Road NE. The project includes 325 apartments available to people with an income 60 percent or below the area median, 45 market-rate townhomes and retail. Construction could begin in the first half of 2010.

Two other projects in the far eastern end of D.C. are setting the table for the city’s planned redevelopment of dilapidated public housing at Lincoln Heights and Richardson Dwellings.

In one, Denning Development LLC, Urban Matters Development Partners and Beulah Community Improvement Corp. will build 56 new homes on Eastern Avenue and Dix Street NE. The other is a $5.4 million office-retail redevelopment of the abandoned Strand Theater, for which D.C. will foot about 60 percent of the cost.

Donatelli’s development would constitute the first major investment in the Benning commercial corridor in years, but it has drawn criticism from transportation advocates and some residents for not providing a right-of-way that would allow a future road to reduce traffic congestion. Preserving the right-of-way would have cut into the size of the development. However Cheryl Cort, policy director at the Coalition for Smart Growth, a D.C.-based group that advocates for smart growth in the region, said the city ought to have required the right-of-way after contributing 4.85 acres of Metro-accessible land for the project.

“We are deeply disappointed that the city made such a shortsighted decision to give away the parcel without reserving room for this valuable future street connection,” she said. “It’s the city’s own land. Why wouldn’t it better address the long term needs of the community?”

But Councilman Kwame Brown, D-At large and chair of the Economic Development Committee, said residents of Ward 7 — where he lives — wanted to see progress at the intersection. He said Donatelli had agreed to the largest community benefits package he could remember. It includes space for local retailers, internship opportunities for local youth and a partnership with the Ward 7 Arts Collaborative, a nonprofit organization. “The residents of that community that have been waiting for development for 20 years,” Brown said.

D.C. Deputy Mayor Valerie Santos, whose office picked the development teams, issued a statement praising the council passage of the three deals.

“Together they’ll create several hundred jobs, better retail amenities and new housing in downtown Ward 7, Lincoln Heights and Deanwood,” she said.

Brown withdrew a fourth land deal, a $193 million project to build two office buildings and a new fire station in Southwest. Mayor Adrian Fenty picked a five-member team for the project consisting of CityPartners LLC, Potomac Investment Properties LLC, Adams Investment Group, Paramount Development LLC and D.C. Strategy Group LLC.

Brown spokesman Mike Price said the bill was held because the developers did not have signed agreements to hire city-certified small businesses or hire District residents.

Expect delays for Anacostia streetcar work

Plans to get streetcars rolling once again in the District have been slow to materialize, but there are some tangible signs that the trains are coming.

Unfortunately, that could mean some delays for drivers passing by South Capitol Street and Firth Sterling Avenue in Anacostia.

The D.C. Department of Transportation is about to start installing tracks for the long awaited streetcar system in that area - although the actual streetcars aren't expected to start running for another two and a half years.

DDOT will start installing streetcar tracks at the intersection of South Capitol Street and Firth Sterling Avenue in Anacostia, Wednesday morning.

The work will begin around 9:30 a.m. and isn't expected to finish until the end of the month. Traffic through the intersection will have to slim down to one lane in each direction, and DDOT says it'll add about 5-10 minutes to your drive.

Traffic also will not be allowed to turn from northbound South Capitol Street to Firth Sterling Avenue or Defense Boulevard.

Northbound traffic will have to take using one of two detours:

  • East on M Street
  • South on First Street
  • Southwest on Potomac Avenue
  • South on South Capitol Street in order to turn east on Firth Sterling Avenue or west on Defense Boulevard

Or

  • North on South Capitol Street
  • East on Malcolm X Avenue
  • North on Martin Luther King Jr. Avenue
  • West on Howard Road to Firth Sterling Avenue

While this project is expected to be completed by the end of September, more work on South Capitol Street and Firth Sterling Avenue will continue until december, and DDOT is recommending the following alternate routes to avoid delays.

  • I-295 North to Suitland Parkway to South Capitol Street
  • Malcolm X Avenue to Martin Luther King, Jr. Avenue to W Street to 13th Street to I-295 North
  • South Capitol Street to Suitland Pkwy to I-295 South
  • I-295 to 11th Street Bridge to Martin Luther King, Jr. Avenue to South Capitol Street

D.C.'s Poplar Point Development on the Anacostia Keeps Moving Forward

The development of Poplar Point has again been revived by the District’s economic development team. The area is the city’s largest planned development.

At a community meeting at Thurgood Marshall Academy in Anacostia July 18, which I attended, the city unveiled three proposed plans for Poplar Point, the 110-acre site on the Anacostia River being transferred from the federal government to D.C. All of the plans included millions of square feet for retail and housing mixed with 70 acres for park space and two future memorial sites.

The proposals we were given attempted to address local residents ideas, likes, and dislikes regarding development and how best to mix the development plans with the existing park and Anacostia neighborhoods, as well as accessibility to I-295 and the nearby Anacostia Metro station.

The city already has plans to relocate the South Capitol Street bridge and construct a traffic circle to the site. It is considering whether the plans should incorporate the 1,200-car garage owned by the Washington Metropolitan Area Transit Authority at the Anacostia Metro station. I think it's essential in making the area more accessible.

The proposals are being watched by business investors looking to connect their projects to the city’s. Four Points LLC plans a massive overhaul of downtown "Main Street" Anacostia along Martin Luther King Jr. Avenue and W Street SE.

Since Poplar Point is located at the banks of Anacostia River it makes the Poplar Point development site different from any other park or development in the city.

D.C. will relocate existing National Park facilities (NPS aviation and police stations) which are currently housed on the southeastern end of the park. The city plans to relocate these facilities to north end of Anacostia Park.

What is most exciting to me are the proposals by the city to redevelop the entire Anacostia Park. As mentioned in a previous blog, the park would maintain its tennis courts, swimming pool, workout facilities, basketball courts and playing fields, but will also includes picnic pavilions, more bathrooms, horseshoe pits, an Amphitheater and piers. The road that travels along the river would be moved back from the riverbank and replaced with jogging, walking and bicycling paths.

D.C Gets Grant To Spend $125K to Clean Up Anacostia River


The D.C. Department of Environment has $125,000 — federal stimulus funds — to help curb water pollution and dirty stormwater runoff into the city’s Anacostia river.

The funds in this grant program will go toward an effort to devise a public or policy strategy for reducing the amount of litter that ends up in the Anacostia River. After the D.C. Council passed a bill earlier this year that added a 5-cent tax to plastic bags distributed by mostly food vendors and grocers to address the river’s biggest trash offender, DDOE now hopes to focus its attention, and this contract, on the remaining big three trash items found: beverage bottles and cans, snack wrappers and expanded polystyrene foam.

The grants are targeted for nonprofits, educational institutions, and federal and local government agencies. By Verdana Sinha, Washington Business Journal.

Real Estate Tips- Credit Scores


In my chosen profession of helping qualified people obtain their piece of the American dream- Home Ownership, I often get the question of "where do I begin". I will start offering tips on my blog that will help prepare prospective buyers reach their real estate goals.

Today, let's talk about two of the most important words in the home buying process that you should remember - Credit Score.

Mortgage companies use a system to rate a person's financial ability. This credit scoring system is called FICO scores. In the following paragraphs I'll briefly explain how lenders arrive at your credit score.

Lenders look at your credit report and your FICO score when you apply for a home loan. They can know all of the debts that you have, how much you owe, how well you make your payments, and many other things like if you've had any bankruptcies, accounts turned over to collection agencies, or accounts closed due to non-payment within the previous several years.

With your credit report, lenders get a "credit score" which takes all of this information into account and creates a "credit score" for you. This credit score is a number that lenders use to decide which types of loans that you will be able to get and be eligible to obtain.

Some types of loans require that you have a certain credit score to get the loan - with no exceptions. Credit scores change over time. Even applying for credit can lower your credit score. This is called "credit inquiries". An upside to "credit inquiries" is that the credit bureaus know that most people shop around for home mortgage loans to get the best interest rate, so mortgage "credit inquiries" don't affect your credit as adversly as applying for credit with other sources. Today most lenders have a minimum credit score of 580- 600 in order for a buyer to be approved for a home mortgage loan.

If you're considering buying a home don't apply for any new credit cards or consumer loans within six months of applying for a home loan. No new furniture, major appliances, or new cars until after you get your mortgage loan and buy your new home.

Buying things on credit before you apply for a mortgage loan not only hurts your credit score, but it also leaves less money for you to use as a house payment.

Lenders look at this figure also to determine how much money they will lend you and how much they will charge you to lend it.

Wait until after you've bought your home and moved before you make those make those major purchases.

Talks Underway (Again) To Bring New Soccer Staduim To D.C.


After what seemed like a fatal blow to supporters of a new D.C. soccer stadium to be built in River East fell through, the president and CEO of D.C. United, Kevin Payne and D.C. officials are in discussions once again.

Payne has met with D.C. Councilman Jack Evans, (D-Ward 2) and D.C. Congressional Delegate Eleanor Holmes Norton, (D-D.C.), asking that they reconsider partially funding a soccer-only stadium on Poplar Point. Poplar Point is a 110-acre area of land on the Anacostia River located in D.C.'s Anacostia neighborhood. The land is in the process of being transferred from the federal government to the District of Columbia.

The discussions mark a return to the negotiating table for the city and the team. Five months ago, Payne held a news conference in Prince George's County saying the team was committed to moving to Maryland, but the Prince George’s County Council eventually turned the team away by denying any form of public financing.

The proposed artwork sites provide artists and writers the opportunity to display their work in a large-scale format in a public building. DC Consumers Will Pay 5 cent Plastic Bag Tax Beginning in January

Beginning in January, consumers in the District will have to pay a five-cent plastic bag tax for each plastic bag given if they don't bring reusable bags when they shop at the grocery store, drug store and other retail outlets that sell food.

As expected, the mayor has signed the bill that was passed unanimously by the city council last month. The new law, officials hope, will reduce the amount of trash that makes its way in to the Anacostia River.

Businesses will charge customers five cents for every bag they take out of the store. That money will go into the new Anacostia River Cleanup and Protection Fund.

The District Department of the Environment will begin a campaign to publicize the five-cent fee by October and will set up a public-private partnership to distribute free reusable bags to those who need them.

"Under this new law, the simple steps we take every day will result in a healthier Anacostia River," Mayor Fenty said in a statement yesterday. "Disposable bags are a menace to our waterways, and dramatically cutting down on their use will have a measurable impact almost immediately."

Developers want part of $33.7M for affordable housing in Anacostia and other DC neigborhoods

Developers of 22 affordable housing projects in D.C. are seeking a slice of $33.7 million the city will receive in federal stimulus money from the Treasury Department.

The money, divvied to D.C. and the states by formula, will allow the city to provide grants aimed at jump starting or completing construction or rehabilitation of below market rate housing units that have stalled in the recession.

The developers applying for funds are working on projects in Anacostia, and other DC neighborhoods. The city’s own sources of affordable housing subsidies have been deeply hampered by the slow real estate market.

The city’s Department of Housing and Community Development began seeking developers in April, two months after President Barack Obama signed the American Recovery and Reinvestment Act of 2009. Projects must be eligible for federal low-income tax housing tax credits, government-issued tax breaks that developers can use to attract private financing. The value of the tax credits has fallen dramatically in the recession, leaving many projects with shortfalls.

DHCD is hoping to maximize funding for projects that will provide units for elderly, special needs or chronically homeless individuals and families in need of supportive services. Spokeswoman Angelita Colon-Francia said she was not sure when the agency will make funding decisions.

In addition to the $33.7 million in Treasury funds, the federal government has committed another $94.58 million to D.C. in stimulus money for housing programs, according to the Web site Recovery.gov. Of that, another $11.6 million will also be dedicated to projects eligible for low-income housing credits.

First-Time Homebuyer Tax Credit: Questions and Answers

Q. What is the credit?

A. The first-time homebuyer credit is a new tax credit included in the recently enacted Housing and Economic Recovery Act of 2008. For homes purchased in 2008, the credit operates like an interest-free loan because it must be repaid over a 15-year period.

The credit was expanded in 2009 for homes purchased in 2009, increasing the amount of the credit and eliminating the requirement to repay the credit, unless the home ceases to be your principal residence within the 36-month period beginning on the purchase date.

Q. How much is the credit?

A. The credit is 10 percent of the purchase price of the home, with a maximum available credit of $7,500 ($8,000 if you purchased your home in 2009) for either a single taxpayer or a married couple filing a joint return, but only half of that amount for married persons filing separate returns. The full credit is available for homes costing $75,000 or more ($80,000 if purchased after Dec. 31, 2008, and before Dec. 1, 2009).

Q. Which home purchases qualify for the first-time homebuyer credit?

A. Any home purchased as the taxpayer’s principal residence and located in the United States qualifies. You must buy the home after April 8, 2008, and before Dec. 1, 2009, to qualify for the credit. For a home that you construct, the purchase date is considered to be the first date you occupy the home.

Taxpayers (including spouse, if married) who owned a principal residence at any time during the three years prior to the date of purchase are not eligible for the credit. This means that you can qualify for the credit if you (and your spouse, if married) have not owned a home in the three years prior to a purchase. If you make an eligible purchase in 2008, you claim the first-time homebuyer credit on your 2008 tax return. For an eligible purchase in 2009, you can choose to claim the credit on either your 2008 or 2009 income tax return.

Q. Can I apply for the credit if I bought a vacation home or rental property?

A. No. Vacation homes and rental property do not qualify for this credit.

Q. Who is considered to be a first-time homebuyer?

A. Taxpayers who have not owned another principal residence at any time during the three years prior to the date of purchase.

Q. When do I have to buy a new home to get the credit?

A. The home must be purchased after April 8, 2008, and before Dec. 1, 2009, in order to obtain the credit. For a home you construct, the purchase date is considered to be the date you first occupy the home.

Q. How do I apply for the credit?

A. The credit is claimed on new IRS Form 5405, First-Time Homebuer Credit, and filed with your 2008 or 2009 federal income tax return.

Q. Are there income limits?

A. Yes. The credit is reduced or eliminated for higher-income taxpayers. The credit is phased out based on your modified adjusted gross income (MAGI). For a married couple filing a joint return, the phase-out range is $150,000 to $170,000. For other taxpayers, the phase-out range is $75,000 to $95,000. This means that the full credit is available for married couples filing a joint return whose MAGI is $150,000 or less and for other taxpayers whose MAGI is $75,000 or less.

Q. Does a taxpayer qualify for the first-time homebuyer credit upon the signing of a contract for deed, since normally the deeds are signed and executed but held in escrow until the provisions of the contract have been met?
A. Generally, no. A taxpayer is not eligible for the first-time homebuyer credit unless there is a completed sale. Under the facts presented, the contract for deed may not be a completed sale because all of the provisions of the contract have not been met. However, the determination of whether there is a completed sale would depend on the facts and circumstance of the particular case and perhaps state law.

Q. I purchased a home that qualifies for the first-time homebuyer credit. I will be renting two of the bedrooms and reporting the rental income on Schedule E. Will I still qualify for the credit if I use the home as my principal residence?

A. Yes, if you meet all first-time homebuyer eligibility requirements. See Form 5405, First-Time Homebuyer Credit, for more details.

Q. If two unmarried people buy a house together, how do they determine how much each may take of the credit?

A. IRS Notice 2009-12 provides guidance for allocating the first-time homebuyer credit between taxpayers who are not married.

Q. I am a single co-owner of a home. How do I get this credit?

A. Depending on the year of purchase, you will claim the credit on either your 2008 or 2009 federal income tax return.

Q. I don’t owe taxes and/or my income is exempt from tax and I do not have a filing requirement. Do I qualify for the credit?

A. The credit is fully refundable and, if you qualify as a first-time homebuyer, having tax-exempt income will not preclude eligibility. Although there are maximum income limits for qualifying first-time homebuyers, there are no minimum income criteria. Thus, someone with no taxable income who qualifies as a first-time homebuyer may file for the sole purpose of claiming the credit for a refund.

Q. Does the first-time homebuyer credit apply to homes located in the U.S. Territories?

A. No.

Q. Would I be considered a first time homebuyer if I owned a principle residence outside of the United States within the previous three years?

A. Yes. A taxpayer who owned a principal residence outside of the United States within the last three years is not disqualified from taking the credit for a purchase within the United States.

Q. If qualified, are homebuyers required to claim the first-time homebuyer credit?

A. No.

Q. Who cannot take the credit?

A. If any of the following describe you, you cannot take the credit, even if you buy a new home:

  • Your income exceeds the phase-out range. This means joint filers with MAGI of $170,000 and above and other taxpayers with MAGI of $95,000 and above.

  • You buy your home from a close relative. This includes your spouse, parent, grandparent, child or grandchild.

  • You do not use the home as your principal residence.

  • You sell your home before the end of the year.

  • You are a nonresident alien.

  • You are, or were, eligible to claim the District of Columbia first-time homebuyer credit for any taxable year. (This does not apply for a home purchased in 2009.)

  • Your home financing comes from tax-exempt mortgage revenue bonds. (This does not apply for a home purchased in 2009.)

  • You owned a principal residence at any time during the three years prior to the date of purchase of your new home. For example, if you bought a home on July 1, 2008, you cannot take the credit for that home if you owned, or had an ownership interest in, another principal residence at any time from July 2, 2005, through July 1, 2008.

Q. Does previously inheriting a home and living in the inherited home automatically disqualify an individual as a first-time homebuyer with respect to a different home that is purchased within the prescribed 2008 and 2009 time frames?

A. Yes, an ownership interest in a prior principal residence would preclude the taxpayer from being considered a first-time homebuyer. As long as the taxpayer owned and used the prior home as his principal residence, then he is not a first-time homebuyer. There is no exception for taxpayers who did not buy their prior residences.

Q. Is a step-relative considered a related party?

A. Step-relatives are neither ancestors nor lineal descendents and are therefore not related persons for purposes of the first-time homebuyer credit.

If I claim the first-time homebuyer credit in 2009 and stop using the property as my main home before the 36 month period expires after I purchase, how is the credit repaid and how long would I have to repay it?

A. If, within 36 months of the date of purchase, the property is no longer used as the taxpayer's principal residence, the taxpayer is required to repay the credit. Repayment of the full amount of the credit is due at that time the income tax return for the year the home ceased to be the taxpayer's principal residence is due. The full amount of the credit is reflected as additional tax on that year's tax return. Form 5405 and its instructions will be revised for tax year 2009 to include information about repayment of the credit.

Q. If a person does not actually make the payments on a home that’s their primary residence, but the deed and mortgage documents are in their name, can they be considered a first-time home buyer?

A. Yes. If a taxpayer purchases a home to be used as a primary residence from an unrelated person and has not owned a home within the previous 36 months, the taxpayer is eligible for the first-time homebuyer credit regardless of who makes the mortgage payment.

Smithsonian's Anacostia Museum Offers Free Shuttle From National Mall

A free summer shuttle transporting visitors between the National Mall and the Smithsonian’s Anacostia Community Museum offers weekend service through Sept. 20. A door-prize promotion invites Mall visitors to ride Shuttle Anacostia to “Spend a Day at the Museum” in Anacostia and become eligible to win two free tickets to the movie “Night at the Museum: Battle of the Smithsonian” for use on that weekend.

Shuttle Anacostia picks up riders on Saturdays and Sundays from the Smithsonian Castle, the National Air and Space Museum and the Anacostia Metro Station beginning at 10 a.m. Riders can also visit the Frederick Douglass Historic Site, which is included as a stop on the shuttle as it loops back to the Castle.

Interested visitors are directed to shuttle stops marked by promotional signage featuring mannequins and displays from the exhibitions currently on view at the museum, “Jubilee: African American Celebration” and “Separate and Unequaled: Black Baseball in the District of Columbia.”

Flaunt a Fashion Show at the Honfleur Gallery in Anacostia

The show opened in the heart of Anacostia to a packed house. The audience was comprised of new-world fashionistas dressed in everything from Roman sandals, colorful patent leather pumps to mini skirts galore.

It was truly an international event at Honfluer Gallery's Runway Show with representation of nearly every race, age, and walk of life. One New York artist sat in the audience wearing his own creation of an off-the-shoulder caplet made completely of vintage neck ties and sporting a Salvador Daliesque moustache! The two-year-old Honfleur gallery rocked to the beat of Billy Ocean, the wine flowed and the audience eagerly waited for the show to start.

The show opened with the fashions of Nigerian-born Lara Akinsanya. Her collection featured truly lovely summer frocks in traditional Nigerian textiles with a Western cut, reminiscent of the 50's fit and flare.

Local artist and fashion designer Dana Ayanna Greaves' collection opened with what appeared to be a dress made of brown butcher paper with the model sporting a very tall paper feather hat, true three dimensional art.


Will Sharp of The DURKL menswear collection opened with a clear tomato red bomber-hoodie, with the model's face draped in hair like Cousin It of the Addams family TV show.

Dubai born Taimur Baigs’ collection of women’s wear was unique and wearable. His section of the show opened with a delicious paprika red blouse. His day wear section also featured some very interesting peg legged pants.

The show was a five star hit. The audience was beautiful and polite. The models not only modeled, but stayed in character throughout the show and took performance art to another level. And the clothes were exciting, unique and thought provoking right in the heart of Anacostia.

Anacostia Past and Present

Author's note: Working in the Anacostia real estate market, I often get questions about the history of the area. I'm attempting to provide a brief history of Anacostia. We'll call it Anacostia: 101! I also include some of the great things that are happening in the present. As always, I appreciate your comments.

Past

The name "Anacostia" comes from the name of a Nacochtank Native Americans settlement along the Anacostia River. Captain John Smith explored the area in 1608, and met Anacostans while traveling up the "Eastern Branch" or Anacostia River.

The core, which is now the Anacostia historic district was incorporated in 1854 as Uniontown. It was one of the first suburbs in the District of Columbia. It was designed to be financially available to Washington's working class, many of whom were employed across the river at the Navy Yard; its (then) location outside of and isolated from the city made its real estate inexpensive.

The initial subdivision of 1854 originally carried a restrictive covenants prohibiting the sale, rental or lease of property to anyone of African or Irish descent, but Abolitionist Frederick Douglass, often called "the sage of Anacostia," bought an estate in Anacostia called, Cedar Hill from the developer of Uniontown in 1877. He lived there until he died in 1895. The home is still maintained as a national historical site.

During the Civil War, Anacostia was protected by a series of forts upon the hills southwest of the city. Following the conclusion of the war, the forts were dismantled and the land returned to its original owners.

There is shopping, dining, and entertainment facilities throughout Anacostia. Anacostia, has it’s own recreation center located at the waterfront. It features: a Boys and Girls Club, tennis courts, swimming pools, work out facilities, a skating rink, biking and riding trails and is home to many river-rowing, and soccer teams.

The Anacostia National Historic District is listed on the National Register of Historic Places. The historic district retains much of its mid-to-late 19th-century low-scale, working-class character, as is evident in its architecture.

In 1959, an Anacostia landmark the "World's Largest Chair", was installed at the corner of Martin Luther King Jr. Avenue and W Street, SE. The chair was built by Bassett Furniture for Curtis Brothers Furniture Store, formerly located at this site. In the summer of 2005, the “Big Chair”– as it is known – was removed for repairs, then returned in April 2006.



Present

Today, Anacostia has the most reasonable real estate prices in the Washington Metropolitan area with large houses which offer great views of the river, city and Monuments.

It is easily accessible to major thoroughfares (I-295, I-395, I-95, Suitland Pkwy, and BW Pkwy) and less than 10 minutes to downtown Washington, DC.

Most recently, Washington DC's focus has been on making the Anacostia River a focal point of the city and a world-class waterfront.

In years past, Anacostia was the home of many of the city’s lower-income residents. New classes of upwardly mobile professionals are moving into the area everyday. Drawn to the area’s reasonably priced new luxury Condos & Townhouses that are being developed all over the area.

In recent years, Anacostia has seen a resurgence of new business’ that include; art galleries, banks, restaurants, such as, Anacostia Cafe, the new JazzNSoul Cafe (Anacostia's Blues Alley), and Anacostia's first full-service real estate company, my company, Anacostia River Realty.

New residents love the small town community feel of the area. They have dubbed the area "River East" versus the title “East of the River” ridding itself of the many negative connotations associated with the name from years past.
