Seeking Part-time Property Manager



ANACOSTIA RIVER REALTY is seeking a well-qualified part-time Assistant Property Manager for our growing property management business. Anacostia River Realty is a new and progressive real estate company that specializes in real estate east of the Anacostia River in Washington, DC. Our rental portfolio includes; single-family and multi-family housing.

Our ideal candidate will be dependable, enjoy working in a fast-paced environment, meeting new people, has a warm and friendly personality, and a great attitude. We are looking for motivated self-starters who possess strong customer service, sales, computer, and phone skills. Previous property management experience is required, we are looking for individuals who have a minimum of one year experience as a Property Manager.

Primary responsibilities of this position include, but are not limited to the following:

• Providing superior customer service to current tenants and prospective tenants.
• Conducting resident screening and approving all potential resident applications.
• Collecting deposits, rents and issuing receipts as necessary.
• Ensuring that all records are accurate, posted and stored correctly.
• Ensuring that all actions are district and federal laws compliant.
• Compose and prepare written correspondence, respond to home owners inquiries.
• Preparing and sending notice of returned checks, late rent reminders and other correspondence as assigned.
• Resolving resident complaints, answering resident questions and monitoring the resolution of problems.
• Assist in writing maintenance service requests performed by the maintenance staff.
• Performing other duties as necessary to meet the needs of residents and market properties.
• Processes evictions, which includes processing all necessary paperwork, serving notices, and attending court hearings.
• Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
• Processes move-ins, move-outs, and lease renewals.
• Ability to use a personal computer and has working knowledge of email, Microsoft Word, Excel and Property Management software.
• Ability to analyze and resolve problems.

Normal Work Schedule: up to 25 hours per week on a flexible schedule. This position requires some weekend work.

‘Gentrification’ covers black and white middle-class home buyers in the District

A group of young black professionals in Anacostia has gathered over spinach-strawberry salad and white wine, when the conversation turns, as if often does, to what they call the “G-word”: gentrification.

“I used to think it was about race — when white people moved into a black neighborhood,” said lawyer Charles Wilson, 35, who lost to Marion Barry in the 2008 Ward 8 D.C. Council race. “Then, I looked up the word. It’s when a middle-class person moves into a poor neighborhood. And I realized: I am a gentrifier. I couldn’t believe it. I don’t like that word. It makes so many people uncomfortable.”

A few years ago, Marlon Ray couldn’t imagine buying a home in southeast Washington D.C. after hearing about the crime and poverty associated with the section of the city. This changed on Feb. 21 when Ray moved into a house in Congress Heights that he discovered and purchased through a Ward 8 real estate company.

Like many people, Ray based his initial perceptions of southeast on what the news reported and the conversations he heard about the high crime rate in the area. For the past three years up to his move into Congress Heights, Ray had been commuting an hour and a half from his Fredericksburg, Va. home to his job at Orr Elementary School on Minnesota Avenue SE. Although he worked in southeast, he had never thought about what the area had to offer until he met Darrin Davis.

Inside Uniontown Bar and Grill, three women sip on turquoise-colored cocktails at the bar and talk about life and love. Later, a pair of elderly sisters come in for a late lunch, plunk down pictures and talk about their grandchildren.


It could be a midday scene from any of U Street's chic hipster joints or an Adams Morgan eatery. But what makes the scene unusual is where it's happening: in Anacostia, a long-neglected area of the city where, until recently, residents' entertainment and retail options were few.

D.C. bag tax to clean Anacostia River nets $2 million



Washington shoppers have spent approximately $2 million on paper and plastic bags in the past year, one nickel at a time.

The city's 5-cent tax on bags began last January, but consumers spent much less pocket change than predicted to pay for bags from grocery, liquor and convenience stores. City officials had guessed the fee would raise $3.5 million to clean up the city's Anacostia River before the end of 2010, but it has raised a little more than half that.

City officials said they were surprised so many consumers appear to have changed their habits, using reusable bags to carry their goods.

Prints offer fascinating surface



Floating just below the surface of the water, photographer Chajana denHarder appears little more than a blob of pink in many of her self photographs. In others, she captures herself as one or both of her legs kicks through the surface, sending up violent plumes of water. She is never pictured treading water or doing a backstroke - it's the surface of the water that fascinates her.

And in a current show of her work at Anacostia's Gallery at Vivid Solutions, it's the surfaces of her prints that are so fascinating, whether she knows it or not. Photos from two series form a study of how noise works in digital photography - both the hazard it represents and the tool it can be in a smart photographer's hands.
